4940-42 N Sheridan: Zoning Change Decision
Based on community feedback, Alderwoman Manaa-Hoppenworth has approved a requested zoning change from B3-2 to B2-3 at 4940-42 N Sheridan to allow for the conversion of long-vacant, ground-floor commercial space into 6 rental apartment units and 8 bike parking spaces.
4940-42 N Sheridan is a 2-story mixed-use building with ground-floor commercial space that has sat vacant for over a decade and 7 occupied dwelling units above. The zoning change will permit ground-floor residential units and an increase in density from 7 to 13 total apartments in the building. The proposed project is consistent with the density of the overall area, which also includes a mix of residential and commercial buildings.
The majority of community feedback is in favor of the proposed rezoning. Our 48th Ward Zoning Advisory Council reviewed this proposal, and the proposal received letters of support from the Ainslie Winmore Block Club, the Buttercup Park Advisory Council, and Uptown United.
