Fern Hill Presents Development Concepts for 5959 N Sheridan

On Monday, Oct. 20, Fern Hill Consultants presented the conceptual design for the Emanuel Congregation synagogue redevelopment project to Emanuel Congregation members. The design involves resizing the footprint and prioritizing lakefront connectivity while maintaining operations during construction. 

16 different massing options were presented, ranging from a single tower to a four-building courtyard design. The options were evaluated based on factors like shading, sun access, and construction costs. Discussions during this meeting covered zoning density, height limitations, and the integration of residential and affordable housing components. Fern Hill emphasized the importance of engaging with the congregation and community throughout the process, and we are sharing the meeting recording here as well as a drone video showing the different massing options here for further public input. Note that this project is still in the early stages of development and that Fern Hill and Emanuel Congregation have not submitted an official zoning change application to the 48th Ward Office.
