5830 N Broadway: Zoning Change Request Decision
Please review the following statement from Alderwoman Leni Manaa-Hoppenworth:
After careful consideration, I have decided to support the zoning change request for 5830 N Broadway, from B1-2 to B2-3. The applicant and owner of the current property plans to reconvert a parking lot into a six-story, 20-unit, mix-use building while providing 20% of its units at 60% AMI (all onsite). The design includes a healthy mix of unit configuration, with 12 two-bedroom units, four one-bedroom units, and four studio units.
The applicant has gone through the 48th ward zoning and development process and—after extensive feedback—has reconfigured their design to include sustainable measures, beautification standards, and additional bike parking. The applicant also intends to trigger the TOD ordinance. Given the existing use of the property, no demolition or tear down will be necessary.
Our 48th ward Zoning Advisory Council (ZAC) consists of neighbors in our community who are interested in land-use and development. ZAC members considered resident feedback and questions in their meeting with the applicant. The ZAC recommended that the zoning change be approved based on the conversations, endorsements, and feedback of all interested stakeholders, primarily direct constituent feedback.
