Property Value Reassesssment and Appeals

Property owners in the City of Chicago are undergoing reassessment this year. This takes place every three years. Property owners in Lake View Township received a Reassessment Notice in the mail in July that contains important information including the new estimated Fair Market Value of their property and property characteristics. All of the 48th ward is within Lake View Township.

If the property characteristics listed on the Reassessment Notice are incorrect, or if the estimated Fair Market Value of your home is significantly more than what you believe your home could sell for in the current real estate market, you may consider filing an assessment appeal. Learn more about assessment appeals here. Your reassessment will be reflected on the 2024 Second Installment Tax Bill issued next year. The deadline to file an appeal is August 14, 2024.


Property Tax Savings/Exemptions

2023 Second Installment Tax Bills hit mail boxes in July 2024. It is important to review your exemptions. Exemptions create savings for homeowners by reducing the taxable value of their property. There are different kinds of exemptions available - the Homeowners Exemption, which is the most common, saves property owners an average of $950 each year. Other common exemptions are the Senior Exemption and Persons with Disabilities Exemption. To check whether you are elgible for exemptions, visit the Assessor’s Office online here. Search for your property and review the Exemption History & Status section.

If you are missing an exemption on your tax bill you can go online to file a Certificate of Error. The Certificate of Error process provides homeowners an opportunity to redeem missing exemptions for the current tax year and years prior.
